We are an award-winning Title Company providing Escrow Services for real estate transactions in Florida & New Jersey (more states coming soon). As a Settlement Agent, we ensure title transfers safely from the seller to ther buyer on a residential purchase or commericial purchase. We conduct the closing, facilitate payment of sale proceeds to the seller, and ensure delivery of keys and a recorded deed to the buyer. For a cash out refinance or a rate & term refinance, we ensure a simple, smooth closing process with low fees and great service!

Most closings take between 30-45 days. Here’s an example timeline showing you what you can expect from contract to close:
June 1st
When you have a fully executed contract, send it to us ASAP so we can get started clearing title.
Once we receive the contract we will:
June 3rd
Most contracts require the buyer to make the escrow deposit within within 3 days. Check your contract terms to make sure you don’t miss the deadline.
June 5th
We will receive the title search within 2-5 days and notify all parties of any issues that come up and need to be cleared prior to closing.
If there is an association requiring approval, you should apply to the HOA for approval by this point. If you are obtaining a loan, you should have submitted a loan application by this point. Refer to your contract terms for specifics.
June 10th
We should receive the municipal lien search within 5-10 days and will notify the parties of any outstanding permits or code violations.
June 15th
Homeowners associations have 10 days to complete an estoppel request. By this point we should have received the estoppel and can notify the parties of any HOA violations, special assessments, or deliquencies.
June 25th
A few days prior to closing we will circulate a draft settlement statement to buyer & seller, selling agent and listing agent. We will schedule the signing dates & times for all parties and put the finishing touches on all the draft documents.
Prep the bubbly!
June 30th
Buyer & seller closings are completed, usually separately. Both parties sign either in our conference room, remotely, or online via e-Signing. At this point, the seller is paid, the buyer receives the keys, and we pop the champagne!
