Q: Where are you located and where will the closing be located?

Q: What is a short sale?

A: A Florida short sale is when the lender agrees to buy back a property from borrower, for less than what you still owe on the property.
It is an alternative to foreclosure for homeowners who can no longer afford their mortgage, or it can also be used if your property is “under water”, meaning it is worth less now than the amount you borrowed from the bank.
In most cases, the lender, as part of the negotiated sale, will release you from paying the deficiency, which is the difference between the short sale price and the original mortgage amount. However, that is not an automatic, and you must consider that before agreeing to a short sale

Q: What is a foreclosure?

A:  When a borrower defaults by missing a specific number of monthly payments or fails to meet other terms in the mortgage document, the lender a legal process trying to recover the amount owed on the defaulted loan by taking ownership of the mortgaged property and selling it.  This process is called foreclosure.  

Q: Should I sell my home with a Realtor or fore sale by owner?

A: Realtors are none to handle a lot of the stressful and time-consuming tasks that come with selling a home like marketing, showings, and legal paperwork.  Plus, statistics show FSBO homes tend to sell for much lower prices than Realtor-assisted home sales.  More buyers tend to work with a Realtor and about half of FSBO home sellers already know their buyer. 

Q: What is title insurance?

A: Title insurance is an insurance policy meant to protect home buyers and mortgage lenders from damages or financial losses caused by a bad title due to title defects.  For instance if the property you own was purchased 10 years ago and a contractor lien was not paid at that time, you could owe that money to the contractor at the time of your sale.  To avoid you having to spend unnecessary amounts of money for liens and mortgages that are not yours, you purchase a home with a title insurance policy which guarantees your protection against most of these scenarios.

Many scenarios can cause a title problem, which can also spoil your legal ownership of a property and make a title “bad,” from code violations to legal complications. You could, for instance, discover after purchasing a property that the seller does not actually have any legal claim to it or that another party is disputing their claim.
